Strict Arrears Control
We print an arrears report daily, so that the tenants who fail to pay their rent on time, for whatever reason, are contacted on a constant basis. Those that do not respond are served with warning letters, explaining that if they fail to pay, or do not contact us to make arrangements to pay, they will be served with a Notice to Vacate & application to the Victorian Civil & Administrative Tribunal (VCAT). Tenants must be 14 days in arrears before an application can be made to VCAT. A hearing date & time is then scheduled by VCAT in which we attend to obtain a warrant of possession of the property which is discussed with yourself prior to the application & hearing. Generally the above is a worst case senario.
